Repair cost

What foundation repair costs in Huntsville in 2026

A crack sealed for a few hundred dollars, a corner lifted on piers for the price of a used car, a basement perimeter drained for somewhere between. Those are the three bands almost every Madison County job falls into. The table below has the full list; the rest of the page explains why your number lands where it does.

Two technicians kneeling at an excavated corner of a red-brick ranch home in Huntsville, Alabama, guiding a steel push pier bracket under the footing, red clay spoil piled on a tarp and a hydraulic ram beside them

Every figure here is a 2026 range for the Huntsville area, meant for budgeting before anyone has looked at the house. The actual price is written on the findings sheet after a laser survey, line by line, and holds for 30 days. The inspection that produces that sheet costs nothing, so the ranges are for deciding whether to make the call, not for signing anything.

Why two houses on the same street get different prices

How deep the piers go

A push pier is driven until it hits something that will not move, and in Madison County that is usually limestone, but the clay above it can be eight feet thick on one lot and twenty on the next. Each extra section of pipe adds material and time. Helical piers stop at a torque reading rather than a depth, which makes them more predictable on the east-side ridges where bedrock steps up and down.

How many piers

Piers go in at four to eight foot centers along the part of the footing that has dropped. A single sagging corner on a one-story brick ranch might take five; a whole side of a two-story house can take fourteen. The laser survey decides, not a salesman's thumb.

What is in the way

A pier bracket needs a hole about three feet square at the footing. If that spot is under a deck, an AC pad, a driveway apron or a mature boxwood, the price of moving it or working around it is on the sheet. Brick veneer is lifted and relaid where the bracket goes; a stucco or siding house is faster.

Whether water is part of the story

A settled corner that sits where a downspout dumps a thousand gallons an hour during an April storm will settle again after the piers go in unless the water is dealt with. The findings will say so, and the drainage line on the sheet is not an upsell; it is the reason the piers hold.

Access under the house

Crawl space work is priced partly on how miserable the crawl space is. Eighteen inches of clearance over wet clay with ductwork in the way takes twice as long as thirty inches over dry gravel. The technician measures that too.

The ones that are almost always cheap

A vertical hairline crack in a poured wall that is dry: often nothing, or a single polyurethane injection. A sticking door in August with no crack above it: usually a season, not a repair. A damp crawl space with no standing water: a vapor barrier and a dehumidifier before anyone talks about piers. Expect the findings to say so when it is true.

The ones that cost more than people expect

A bowing basement wall that has moved more than a couple of inches, because at that point straps are not enough and anchors or a rebuild are on the table. A slab that settled over a leaking drain line, because the plumber comes first and the lift comes second. A two-story brick house with a dropped side, because the piers are many and the brick is heavy. None of those are reasons to wait; all of them get worse on their own schedule.

Every price above is confirmed on site, written down and itemized before any work is agreed. Jobs of $10,000 or more are done under an Alabama residential home builder's licence, and the crew's HBLB number is on the sheet for you to check.

What people ask about this

Is the price on the findings sheet the final price?

Yes, line by line, for 30 days. If something unexpected turns up once the digging starts, work stops and you are shown it and quoted for it before it continues. That happens rarely and is usually a buried utility or a second footing.

Why is a pier job quoted as a range of six to ten piers?

Because until the laser survey is read, nobody knows exactly where the footing stops dropping. The survey shows where the floor is low to a tenth of an inch, and the piers go under that stretch at the spacing the load needs. The sheet you sign names the exact count.

Do you charge more for a two-story house?

Per pier, slightly, because the bracket and the lift carry more weight and brick removal takes longer. More often the difference is in the count, since a heavier house usually needs piers closer together.

Can I do some of the work myself to save money?

Extending downspouts, regrading a low spot against the house and clearing a crawl space of stored boxes all help and all save time on the job. Leave the piers, the jacks and anything under a load to the crew.

Is there a cheaper way than piers for a settled slab?

Sometimes. Polyurethane foam lifting can raise an interior slab or a driveway apron that has sunk a little on fill, and it costs less than piers. It does not fix a footing that is still settling, and the inspection will say which problem you have.
