Encapsulation cost

Crawl space encapsulation cost in Huntsville, and what the square-foot price hides

Encapsulation is quoted at $6 to $12 per square foot in 2026, which for the 1,500-square-foot crawl space under a typical Madison County ranch comes to $10,000 to $19,000. That spread is wide on purpose. Here is what sits at each end of it and what gets added on top.

Crawl space under a brick home lined wall to wall with a white reinforced vapor barrier, piers wrapped, a dehumidifier running on a stand and a clean light strip overhead

An encapsulated crawl space is one that has been sealed off from the ground and the outside air: a heavy reinforced liner across the dirt and up the walls, the vents closed, the seams and the piers taped, and a dehumidifier keeping the air under the house drier than the air outside. Done well, it ends the damp-floor, cupped-hardwood, musty-closet cycle that crawl-space houses on Huntsville clay go through every summer.

What sets the per-foot number

Liner thickness

A 10-mil liner is the floor of the range; 12 to 20-mil reinforced liners cost more and survive being crawled on for the next twenty years. Under a house with HVAC in the crawl space, go thicker.

Wall height and pier count

Every foot of wall and every pier gets liner run up and taped. A crawl space with twenty block piers and a 4-foot wall uses far more material than a shallow one with eight.

Access

Eighteen inches of clearance over wet clay with ductwork in the way doubles the labor against thirty inches over dry ground. The technician measures the worst spot, not the best.

What is already down there

Old fiberglass hanging from the joists, debris, standing water and construction leftovers all have to come out first, and hauling is on the sheet.

Dehumidifier

A crawl-space-rated unit with a condensate pump adds $1,400 to $2,600. It is not optional in this climate; a sealed space with no dehumidifier grows the thing you sealed it to stop.

Drainage

If water is entering, a perimeter drain and a sump go in before the liner, $1,500 to $4,000 depending on footage. Sealing a crawl space that floods just makes a lined pond.

Two examples from the range

The low end

A 1,200-square-foot crawl space under a 1980s Madison subdivision house, 30 inches of clearance, dry ground, ten piers, no insulation to remove, a 12-mil liner and a mid-size dehumidifier. Somewhere around $8,500 to $11,000 all in.

The high end

A 1,900-square-foot crawl space under a 1960s south Huntsville ranch, 20 inches of clearance, old batts to haul out, two piers that have settled and need resetting before the liner goes down, standing water in the northeast corner that wants a drain and a sump, a 20-mil liner and a large dehumidifier. That job lands at $22,000 to $28,000, and the first thing on the sheet is the piers, not the plastic.

Why piers sometimes come first

A liner wrapped around a pier that is still sinking will be torn when the pier is lifted later, and the lift will be harder once the ground is sealed. So the inspection checks the piers and the beams before quoting encapsulation, and if a joist is sagging or a block pier is leaning, that goes on the sheet first. It is the same crew and the same visit; the order just matters.

What it is not

Encapsulation is not mold remediation. If there is visible growth on the joists, a remediation company treats it before the space is sealed, and we name one rather than do it. It is also not a termite treatment, and a sealed crawl space needs its termite bond kept current because the inspector still has to get in.

What people notice afterward

Hardwood floors that stop cupping in July. A house that holds its cool better, since the HVAC is no longer sucking damp air up through the floor. Fewer camel crickets. And a crawl space you can store things in. The dehumidifier adds a little to the power bill; most owners find the HVAC savings cover it.

What people ask about this

Can I just put down plastic myself?

A thin plastic sheet laid loose on the dirt helps a little and costs almost nothing. It is not encapsulation: the walls, the piers, the vents and the seams are where the moisture gets in, and a loose sheet does nothing for them.

Should the vents be closed?

In a sealed crawl space, yes. Open vents in Huntsville summers let in air at 90 degrees and 70 percent humidity, which condenses on cool ductwork and joists. Sealing the vents and running a dehumidifier is the whole point.

How long does it last?

A reinforced liner, properly taped and not abused, should go twenty years. The dehumidifier is a mechanical thing and will want replacing somewhere around year ten.

Does it fix a sagging floor?

No. Sagging is a pier or joist problem and is fixed from below with new support. Encapsulation keeps the wood dry so it does not sag again, which is why the two are usually quoted together.

Is there a permit?

Encapsulation on its own generally does not need one. If piers are replaced as part of the job inside Huntsville, that part goes through City of Huntsville Building Services, and the crew files it.
